Kennon evaluated a proposed 500-room hotel on top of an isolated mesa in the Middle East. After master planning and feasibility work, he told the client the proposal was inappropriate and suggested pursuing the opportunity at a much smaller scale that better respected the site's beauty.

The feasibility process identified a smaller, site-appropriate direction instead of treating the original programme as fixed.

Small footprints on large ranches

Beyond Zero evaluates ranch sites of roughly 50 to 100 acres or more in the Southwest. Its stated approach is to make the hotel footprint as small as possible and conserve the rest of the land while using renewable materials and limiting disturbance.

Most of each large site remains conserved while the development occupies a deliberately limited area.
