Milad Shamoun entered mortgages when rates were rising and chose not to compete as another generalist offering conventional, VA, and FHA loans. He specialized in non-qualified mortgages and approached real estate agents with a narrow proposition: keep the preferred lender, but send him the loans that lender could not complete. He also asked agents to revisit dormant prospects in their CRM. The mechanism is differentiation through difficult-case competence. A solved case creates value for the agent and borrower, demonstrates expertise, and can produce repeat business. For large opportunities, Milad improves the chance of conversion by arranging an in-person meeting, examining the customer’s actual financial evidence, and matching the case to an appropriate specialist loan structure.

Milad Shamoun described using this approach to build Lone Goat by specializing in non-QM loans during a difficult mortgage market. Extracted from Coffeez for Closers.
Core principles
- 01Differentiate through problems others avoid
- 02Protect the incumbent partner relationship
- 03Lead with confident problem solving
- 04Turn a successful case into a durable relationship
How to run it
- 1
Choose the hard niche
Find a valuable class of customer problems that mainstream providers routinely decline. Build enough specialist knowledge to assess those cases properly.
Pro tip Choose a niche where solving one case creates value for both the customer and a referral partner.
Watch out Do not claim specialist competence before you can deliver it reliably.
- 2
Respect existing relationships
Tell referral partners you are not trying to replace their preferred provider. Ask only for cases that provider cannot solve.
Pro tip A narrow request lowers the perceived risk of trying a new specialist.
- 3
Mine the dormant list
Ask partners to revisit rejected or inactive prospects in their CRM. Screen those cases for problems your specialist options can solve.
Pro tip Start with prospects who already demonstrated intent rather than generating demand from scratch.
- 4
Diagnose in person
For an important opportunity, meet the prospect face to face and inspect the relevant evidence. Use the facts of the case to select the appropriate specialist structure.
Pro tip Milad says face-to-face meetings increase his closing ratio.
Watch out Do not force a product onto a case it does not fit.
- 5
Compound the solved case
Complete the difficult case, maintain both the partner and customer relationships, and remain available for later needs. Let demonstrated value create repeat and referral business.
Pro tip Treat the first successful case as the beginning of the relationship, not the finish line.
In the wild
Milad repeatedly followed up with broker Greg Whitney, who referred a successful dentist unable to qualify for an upgraded home through conventional income documentation. Milad invited the prospect to his office, reviewed his bank statements, identified a bank-statement loan, and secured a pre-approval. The transaction enabled the agent to sell the existing home and help the client buy a replacement home. The client later returned for additional financing and became Milad’s friend.
→ One difficult approval created commissions for the agent and an ongoing client relationship for Milad.
Common mistakes
Competing as another generalist
Offering the same standard services as thousands of incumbents gives partners no clear reason to try a newcomer.
Trying to displace the preferred lender
A direct challenge raises resistance. Milad instead asked only for loans the incumbent could not complete.
Ignoring dormant prospects
Previously rejected leads may become viable when a specialist applies a different qualification method.
Is it for you?
Best for
It is best for skilled service providers who can specialize in complex, underserved customer cases.
Not ideal for
It is not ideal for providers who lack the technical knowledge or delivery capacity to handle difficult cases reliably.
